HOW MUCH MONEY CAN I MAKE?
How much you can make all depends on a couple of factors. Every city has its own economy that determines rental prices. Some cities like Los Angeles, New York, Raleigh, have high cost of living that impacts the rental market. So, when it comes to renting beds or rooms to individuals for transitional living, halfway house, or whatever you call it, depends on the economy. From an investment standpoint if you invested in a property with a mortgage on it and you rented it to one family, your return on investment would normally be about a 7.5 percent ROI or Capitalization rate. Let's look at this definition for investment purposes.
The beginning of a successful rental property investment strategy is an accurate estimate of rental yield for the prospective property.
The net rental yield tells you just how well your investment is doing, not only with market factors and rent included, but also with your costs, including management and maintenance.
On average, a typical profit would be $1500 for a 3-bedroom 2 bath home.

We teach you how to cashflow 5 different ways. On the one hand, the rent is called the front-end. That’s managed by the for profit, your property management/investment company. You collect the rent (program fees) and never have to pay your staff out of that because the Non-Profit pays the staff and you also.
HOW DO I GET MY HALFWAY HOUSE LICENSED?
We recommend using the National Alliance of Recovery Residences Standards Certification affiliate for the state you are in. Currently they are not in all 50 states so you would have to go on the website and find an affiliate in your state. Every city, state, municipality has its own codes for housing. You would have to contact the code enforcement office for that information. If you have a population of people that are in recovery or who are mentally ill and substance abuse, and you want to house them you cannot discriminate against them because addiction is covered under the American Disability Act. It has been my experience that some people that work for code enforcement and most cities do not even know what a license is for a halfway house. My recommendation is to do your do own due diligence, but please understand the Fair Housing Act from HUD. I highly recommend that you read and study on this hearing in congress from 2017 HERE >.

CONCLUSION: First, contact your local affiliate of NARRONLINE.ORG and find the local office to ask their advice on how to get a license. There are many cities that do not require it, and some do.
DO I NEED TO RENT OR OWN MY HOUSE?
NO!
No, However, finding someone to rent or lease you your first place is going to require some finesse on your part. My first house was given to me by someone who I pitched about what I was doing and so when the opportunity came up, they allowed me to move my people in without a dime upfront. Honesty is always the best policy. If you contact a property owner and ask them to rent or lease their place to you for a business, it’s more than likely they will turn you down. You might get a better reception if you:
1. Lease it in your name as a family dwelling under a corporation with full liability insurance.
2. Arrangement that you will cover all repairs.
How Do You Do That?
Get a property management license. As a property manager, you have the luxury of access to multiple properties and units to maintain without the paying of property taxes. You will get a lot of no’s before you can get a yes.Expect that when you do not have the best credit score or skills to get property through the no-money down strategies that we teach in our Mastermind training.

IS THIS LEGAL?
The Federal Fair Housing Act makes it unlawful “to discriminate against any person in the terms, conditions, or privileges of sale or rental of a dwelling, or in the provision of services or facilities in connection with such dwelling because of a handicap.” The Americans with Disabilities Act describes alcoholics/drug addicts as people with disabilities. Therefore, zoning laws which are used to discriminate against halfway houses may be in violation of these laws.
In order to open a halfway house, a clear set of rules should be established for residents and local regulations and zoning must be investigated and complied with. There is often community opposition to halfway houses, so support from local politicians and media plays an important role.
